Maintain it, track its value, cut its costs — your whole home in one place

Your home is your biggest asset. Manage it like one.

MLS9 helps you buy and sell. This is for the ten years in between — what it is worth, what you owe, what needs doing, and what you are overpaying for.

Free. Takes about two minutes. No agent will call you about selling.

Three things, done properly

Value and equity, always current

An estimate of what your home is worth, tracked month over month, against a real amortization of what you still owe. See your equity, your loan-to-value, what a HELOC could free up, and the exact month PMI comes off.

Maintenance that actually happens

A plan built for your house — its age, its roof, its climate — not a generic checklist. Spread across the calendar, with cost ranges, what you can do yourself, and one tap to get quotes for what you cannot.

The costs you are overpaying

Insurance you have not reshopped since closing. An assessment above what the home is worth. PMI you could cancel. A rate worth refinancing. We only raise these when the math supports them.

Straight answers

What does this actually do?

It keeps the four things that decide whether a house is an asset or a money pit: what it is worth against what you owe, the maintenance that quietly protects that value, the recurring costs you are probably overpaying, and the paperwork you will need the day you sell. You add your address once and we build the rest.

Is it free?

Yes. Your home dashboard, maintenance plan, value tracking and cost analysis are free. We make money when you choose to hire one of our vetted pros or use MLS9 to sell — never by selling you software you already paid for with your mortgage.

Where do the numbers come from?

Values come from automated valuation models and public records, cost ranges are national averages, and your mortgage figures are calculated from what you enter. Every figure on the site is labelled an estimate, because that is what it is. We will never tell you a saving the math does not support.

Do I have to be selling?

No — the opposite. This is for the years between buying and selling, which is most of the time you own a home. When you eventually do sell, everything you logged here becomes the story you tell the next buyer.
